When is the Department of Building Inspection open?
Our office hours are Monday through Friday 8:30AM to 5:00PM, excluding holidays. We are located in the basement of the Memorial Building at 150 Concord Street (Rte 126). Our telephone number is 508-620-4838.
When and how can I make a request for a field inspection?
Field inspections are required at various stages of construction as determined by your assigned inspector. Due to scheduling limitations, you must make your inspection appointment directly with the appropriate inspector. The Building, Wiring, and Plumbing inspection requests must be made by the licensed electrician or plumber. Inspectors are usually available within 24 hours of your request, if not, another inspector will be assigned to your construction site.
How can I get information for my property setbacks and minimum distances for any new construction?
You should contact our office by phone or in person and ask for the zoning district of your property. Remember all zoning set backs are based on allowed uses at the time of the permit application. For example, when building an addition, this is NOT always the same setback as the original construction.
What are your options when my proposed construction can’t meet the required setback?
All property owners have the right to apply to the Town’s Zoning Board of Appeals (508-628-1306) for a variance. This process involves at least one public hearing and can take several months before a permit can be issued assuming the variance is granted.
Is a permit required to install a fence on my property?
A building permit is required for all fences over six feet in height. Any fence over six feet in height must also meet the applicable property setbacks. Either fence side can face the owner or his neighbor’s property. A fence six feet or less in height can be placed up to the owner’s property line.
Does an above ground swimming pool require a building permit?
Yes, any structure that contains water over 24 inches in depth is a private swimming pool and requires a permit. This includes in-ground, above ground, and on-ground swimming pools, hot tubs and spas. An enclosure or barrier at least 48 inches high is also required around all swimming pools.
What “uses” are allowed at a particular property?
The Department of Building Inspection will do an informal zoning review of any town property with a written request to our office. We will mail a response within several days with an informational letter regarding your request.
