The 1st component of the project was to construct a new facility for the Park Maintenance Operations near Loring Arena (M and O Facility). The new buildings are nearing completion and are about 1 month away from full occupancy. The unheated multi-bay storage areas will have enough storage for over 20 trucks and trailers contained in 2 buildings that face each other with a construction yard between the buildings. There is a much smaller heated administrative area that provides employees' locker space, men.s and ladies' rooms, 1 unisex shower, a repair shop, and some office space. In total, there's about 17,000-square feet of storage and administrative space located on about 1.3 acres.
The location of the M and O Facility is ideal. There is a large portion of our services (25%) delivered to surrounding areas such as Cushing Memorial Park, Farm Pond, Long's Athletic Field, Barbieri Athletic Fields, and Keefe Tech. We also have access to important routes. This is critical to maximizing the effectiveness of our operational resources. Being next to Keefe Tech, we expect to have close collaboration with their horticultural programs and explore the mutual benefits provided by the physical location.
The low bidder and general contractor for the M and O Facility is Seaver Construction from Woburn, Massachusetts. The project is being overseen by Kaestle Boos Architects, Project Manager Alan Miller, a Building Committee, and our Park and Recreation staff. As with most construction projects, the project has been challenging, full of unknowns, and unexpected twists. We do expect this portion of the project to be completed for a little over $2.5 million. It appears we will achieve our goals and we expect to move in within the next several weeks. Please drive into the Loring Arena parking lot and take a look.
